The purchase and sale of homes grows 5% in September to 58,845 units and the square meter is close to 2,000 euros on average

The Home sales grew by 5% in September 2025 compared to the same month of the previous year, with 58,845 units, and the granting of mortgage loans for the purchase of housing rose by 11.4%, to 29,614 operations in the ninth month of the year, according to data from the General Council of Notaries.
For its part, The average price stood at 1,940 euros per square meter6.3% more year-on-year, with the largest increases in La Rioja (+32.4%), Cantabria (+22.6%), Canary Islands (+22%) and Asturias (+15.9%).
By type of housing, Sales of apartments grew by 3.1% year-on-yearreaching 43,735 units, while single-family units increased by 10.7% year-on-year, reaching 15,110 units.
Apartment prices rose 7.8% compared to the same month of the previous year, until reaching 2,230 euros per square meterwhile the price of single-family homes averaged 1,466 euros per square meter, which represents an increase of 5.4%.
Purchases and sales grow in 13 autonomous communities
Home buying and selling grew in thirteen autonomous communities and it was reduced in the remaining four. The autonomies where an evolution above the national average was recorded were: Castilla y León (+21.4%), La Rioja (+21.2%), Region of Murcia (+18.5%), Extremadura (+18.4%), Aragón (+14.8%), Andalusia (+11%), the Basque Country (+7.9%), Castilla-La Mancha (+6.3%) and Galicia (+6%).
For his part, they fell in Cantabria (-5.6%), Community of Madrid (-5.4%), Canary Islands (-3.2%) and Navarra (-1.0%).
Prices rise in 16 autonomous communities
The price of housing became more expensive in 16 autonomous regions and in the remaining it remained stable. In this way, by order of magnitude, double-digit increases were recorded in La Rioja (+32.4%), Cantabria (+22.6%), Canary Islands (+22%), Asturias (+15.9%), Valencian Community (+13.8%), Aragon (+13.6%), Castilla y León (+13.4%) and the Community of Madrid (+10.1%).
By below double digitthere have been increases in Castilla-La Mancha (+9.7%), Murcia (+9.6%) and Extremadura (+8.1%).
On the other hand, house prices practically there were no variations in Navarra, with a growth rate of less than one tenth (-0.04%).
Loans increase
Mortgage loans for home acquisition grew by 11.4% year-on-year in September, up to 29,614 operations, with an average amount that rose 15.2% year-on-yearreaching 183,118 euros on average.
The percentage of financed home purchases through a mortgage loan stood at 50.3%. Furthermore, in this type of purchases with financing, the amount of the loan represented on average 72.5% of the price.
Mortgage loans for home acquisition They grew in all the autonomies. Specifically, the Autonomous Communities whose rates exceeded the national average were: Extremadura (+39.1%), Aragon (+23.4%), Castilla-La Mancha (+20.8%), Region of Murcia (+19.3%), Castilla y León (+18.2%), Andalusia (+15.4%), Balearic Islands (+14.9%), Cantabria (+14.5%), Valencian Community (+13.5%) and Catalonia (+12.2%).
Regarding the average amount of new mortgage loans for home acquisition, the evolution was uneven by autonomous region, since grew in 15 CC.AA. and it decreased in the remaining two, highlighting the increases in Aragón (+28.9%) and Comunidad de Madrid (+28.5%) and the declines in La Rioja (-15.0%) and Navarra (-4.9%).
The incorporation of companies increases by 13.9%
In this context, the constitution of companies increased by 13.9% year-on-year, up to 10,565 new companies.
Of them, Companies with a founding capital of between 3,000 and 4,000 euros reached 7,941 new companieswhich represents an increase of 15.7% compared to September 2024. Within these, the average incorporation capital was 3,016 euros.
