The price of used housing has increased by up to 18% in the last year

Thus, the price of second-hand homes offered in Spain is at the end of October in the 2,789 euros per square meter. If this last monthly increase is calculated and we multiply it by the 80 square meters of a standard home, it is observed that the average value of a home is 223,129 euros in October 2025 and increases by more than 50,000 euros compared to the 172,700 euros that was paid in October 2023.
By territory, increases of more than 10% affect eight communities and are: Valencian Community (22.6%), Murcia Region (21.2%), Asturias (21%), Andalusia (20.2%)Madrid (18.9%), Canary Islands (18), Cantabria (16.1%), Balearic Islands (15.9%), Basque Country (12.6%), Catalonia (12.5%) and Galicia (11.6%). They are followed by Castilla y León (7.2%), La Rioja (6%), Aragón (4.1%), Castilla-La Mancha (3.8%), Extremadura (2.3%) and Navarra (1.9%).
The Balearic Islands and Madrid are the most expensive autonomies, with 5,198 euros per square meter and 5,089 euros, respectively. Both territories exceed the 5,000 euro threshold for the first time.
