Tarragona (8.14%), Seville (7.64%), Jaén (7.42%), Ávila (7.32%) and Huesca (7.16%) They top the ranking of the most profitable provincial capitals for rent in November 2025, according to a report by apartments.com.
The gross rental profitability in Spain stood at 6.98% in November 2025, which represents an increase of more than one point compared to the same month of 2024 (5.90%) and seven hundredths compared to October 2025 (6.91%).
These data, prepared by the real estate portal piso.com, are calculated based on the average purchase price of a typical 90 m2 home -217,800 euros (2,420 euros/m2)- and an average monthly rent of 1,267 euros, which generates gross annual income of 15,206 euros for the owner.
After the ‘top 5’ led by Tarragona, Seville, Jaén, Ávila and Huesca, complete the list of most profitable capitals Castellón de la Plana (7.03%), Barcelona (7.01%), Murcia (6.99%), Segovia (6.97%) and Córdoba (6.97%).
On the opposite side, the capitals with the lowest profitability were Donostia-San Sebastián (3.84%), Palma (4.37%), Cádiz (4.59%)A Coruña (4.66%), Pamplona (4.67%), Salamanca (4.76%), Bilbao (4.85%), Logroño (4.88%), Málaga (4.92%) and Santander (4.93%).
“The rental market in Spain is in a critical situation, marked by a serious lack of supply and growing uncertainty for owners, turning access to decent housing into one of the country’s main social problems,” said Ferran Font, director of Estudios de piso.com.
